The Delhi Development Authority (DDA) started its housing activities in 1967 to develop the capital city of Delhi in a balanced and systematic manner. DDA enables interested citizens to apply for a house, under the DDA housing scheme.
To provide affordable housing options to the Lower Income Group (LIG), Medium Income Group (MIG) & High Income Group (HIG), DDA launched more than 18,000 housing units in May 2019. Furthermore, in 2021, DDA added 1,354 flats to its scheme, located in Dwarka, Jasola, Vasant Kunj, and Manglapuri.

It is a dream of every family to have their own house but owing to rising costs owning a house in major cities like Delhi has become a distant dream. The main objective of DDA Housing Scheme is to provide well-furnished standard houses at a reasonable cost to the financially weaker sections of society. This scheme is not only beneficial for financially weaker sections, even the high-income groups are being offered houses at a value lower than the market price.

DDA or Delhi Development Authority has provided a number of relaxations to economically weaker sections of the society. The main aim of relaxation or concession is to increase the participation of these people in this scheme. The authority has fixed the registration or application fees for EWS at Rs. 27,000 including the processing fee which is quite lower than the application fee for other income groups.
Moreover, in order to increase the response from this section of the populace, the Government announced a 40% reduction in the price of flats being sold under this scheme in certain areas.

In case applications from these reserved categories do not fulfil the total quota of reservations, these flats may be allocated to applicants from the unreserved category.
If an applicant is not allotted a flat after paying the registration and application fee, then the entire registration fee is refundable. However, depending on how many days have passed since the draw, if an applicant decides to surrender their flat, the following charges are imposed:
If the application is surrendered from the draw date to the 15th day after receiving a demand-cum-allotment letter
If the application is surrendered from the 16th till the 30th day after receiving a demand-cum-allotment letter.
If the application is surrendered from the 31st till the 90th day after receiving a demand-cum-allotment letter.
If the application is surrendered after 90 days of receiving a demand-cum-allotment letter.
Within 90 days of receiving an allotment letter, the beneficiary of the allotted flat needs to make the payment. This payment is according to an applicant’s category, the location and the type of housing unit chosen.
Applicants can make this payment on the Delhi Development Authority’s online website. One will have to generate an e-challan after clicking on the ‘Online payment for DDA flats’ option. After filling in the details and logging in, an applicant can use the following methods to make payment:
Refund of application money will be transferred to a bank account whose details the applicant provides in the application form. It is imperative that applicants provide correct bank details like account number, IFSC and bank branch for a hassle-free refund process. However, if the bank account details provided are of an NRE/NRO account, a refund will not be credited to these accounts.
Moreover, in the case of a joint application, the first applicant will receive the refund amount.
Applicants must keep these factors in mind before applying for DDA Housing Scheme:
Under the DDA Housing Scheme, interested citizens can attain their dream of buying a house at a subsidised rate. Due to its partnership with Pradhan Mantri Awas Yojana, the poorer section can buy a flat for as low as Rs. 7 lakh.
The quality of construction of the new 1354 flats added in this scheme in 2021 is at par with Delhi’s best complexes. The prices of these housing units range from Rs. 7 lakh to Rs. 2.1 crore, fulfilling the requirements of every section.
Ans: No, the forms for a DDA flat are not available offline. You can access and submit this application only through the online website of the Delhi Development Authority. After submission, the issuance of allotment letters and demand letters is also via online mode.
Ans: After a fair draw, DDA decides the allotment of these flats. Results of this draw are available on the official website of DDA. Individual allottees are not sent a separate mail or message announcing their allotment status.
Ans: Before allotment of flats, applicants can easily cancel their forms on DDA’s online website. After being allotted a flat, surrendering a housing unit is possible, but DDA will impose a heavy penalty in this case.
Ans: Only applicants whose names appeared on the waiting list after the draw have a chance of getting a surrendered flat. DDA announces this waiting list on their online website, along with the results of allottees.
Ans: DDA only permits applicants to opt for their preferred locations while filling out this form. No option for choosing a preferred floor is available on the form. Furthermore, DDA reserves the ground floor flats for physically disabled allottees.
