Currently, Indian states are coming forward to offer various government services online to make them easily accessible for citizens. With the same objective, Telangana State (TS) Government has launched the Integrated Grievance Redressal System or IGRS portal, the official website of its Registration and Stamp Department and a virtual platform for multiple services. Citizens can now access several important documents such as encumbrance certificate, property registration, and marriage certificates effortlessly through this portal.

Residents can now search for EC of Telangana online by undergoing the steps mentioned below:
Go to the official website of the Registration and Stamps Department. Scroll down and click on ‘Encumbrance Search (EC)’.
Upon clicking ‘Encumbrance Search’, you will be redirected to a new page. Read the encumbrance statement and click ‘Submit’.
Select whether you want to search for encumbrance using the document number or property.
If you have selected ‘Document Number’ as the search mode, fill up the mandatory fields with document number, year of registration and under which SRO it’s registered.
If you have selected ‘By Property’, fill in the required details as illustrated below.
Once down, hit the ‘Submit’ button to check Telangana EC certificate.

You can also know the provisional per square yard land value/ per square feet apartment value in any particular region inside Telangana through the IGRS portal. For this, you need to follow the steps mentioned below:
Step 1: After visiting the portal of the Government of Telangana’s Registration and Stamps Department, click on ‘Market Value Search’.
Step 2: Select the property type for which you want the market price. You can either choose ‘Land Value’ or ‘Apartment Value’.
Step 3: Select the location of the estate (District, mandal and village).
Step 4: Click on ‘Submit’.
Upon submitting the form, you can view the provisional IGRS Telangana market value of your property on the next screen.
For reasons like paying stamp duty, registration charges and changing property ownership offline, you need to visit the nearby Sub-Registrar Office (SRO).
If you do not know your local SRO, go through the following procedure for finding that:
Step 1: After visiting the official Telangana IGRS portal, click on ‘Property Registration’ on the home page.
Step 2: Tap on ‘Property Registration’.
Step 3: Select ‘Know Your SRO/Village’ on the next page.
Step 4: Click on ‘Know Your Jurisdiction SRO’.
Step 5: Mention your district, mandal and village.
After this, you can see under which SRO’s jurisdiction you are in.
Follow these steps to get your Certified Copy (CC) through this IGRS portal:
Step 1: Open the IGRS portal and click on ‘Certified Copy’.
Step 2: Select ‘Certified Copies of Registered Documents (On Payment)’.
After this, the portal will redirect you to the MeeSeva portal of the Telangana State Government.
Step 3: Select District, SRO, document number and registration year.
Step 4: Click on ‘Get Details’.
Step 5: Fill in the applicant details and permanent address.
After submitting all the details, you can see the status of your IGRS Telangana CC copy.
You can also know the charges you have to pay for various government services, such as mutation and registration of properties, from this portal. You can find some of these charges from the list given below:

As an alternative to this TS IGRS portal, you can use the mobile application, ‘T-Registration’ developed by the Registration and Stamps Department of Telangana State Government. You can find this mobile app in Google Play Store by searching its name. This mobile application lets you check details of various documents such as sale deed, CC, EC, etc.
Through the IGRS Telangana portal, you can now check various legal records, as mentioned above, in one place. This way, you can reduce your effort and time to meet your requirements, such as verifying those certificates. Apart from this, the Telangana State Government provides important information regarding provisions of marriage, fees of property/firm registration, etc., on this portal.
Ans. The main role of a sub-registrar officer is to collect stamp duty and property registration fees after real estate transactions. He/she also monitors the application of property mutation. Individuals, who want to change ownership of their newly purchased properties, must contact sub-registrar offices to submit their application form along with necessary documents.
Ans. Follow these steps to get the list of prohibited properties:
Step 1: Visit the IGRS portal.
Step 2: Click on ‘Prohibited Properties’.
Step 3: Provide the address of that location.
Step 4: Choose your selection criteria from the dropdown list.
Step 5: Enter the details of your selection as required.
Ans. In order to change your firm’s address, you need to send the following documents to the Registrar of firms:
1. Original acknowledgement form
2. Original statutory form
Nevertheless, before sending these documents, you must complete your online application to change the firm’s address.
Ans. Here are the steps to apply for an EC certificate:
Step 1: Download the application form from the MeeSeva Portal.
Step 2: Fill in the form correctly.
Step 3: Submit this filled-in application form to the nearby MeeSeva office with applicable fees.
Step 4: Collect the acknowledgement slip from the office.
After your EC is ready, you will receive an SMS.
