The Karnataka State Government imposes this tax on the residents of the State who own properties in their name. BBMP property tax is the property tax that is collected from the property owners in Bangalore. This tax forms a source of revenue for the State Government. The funds collected through this tax is used for the development of the State.
The Bruhat Bengaluru Mahanagar Palike (BBMP) is the municipal corporation of Bengaluru that levies the property tax on eligible property owners. The Bruhat Bengaluru Mahanagar Palike (BBMP) property tax is payable annually by eligible owners of the property. Failing to pay the tax would result in penalties and even seizure of your assets.
The BBMP property tax rate in Bangalore is not a fixed rate. It is categorised into different slabs depending on the type of property and the jurisdiction into which the property falls. You can check your tax rate online on the BBMP property tax portal. The rates are also discussed later on in the article.
You can pay the BBMP property tax online or offline. The Bengaluru municipality allows property owners both the options to pay off their tax liability conveniently.

BBMP property tax online payment is possible through the official website of BBMP. The process is as follows –
You can also pay the BBMP property tax offline. Offline payment can be made at the office of the assistance revenue officer or at the Bangalore One centre. Alternatively, you can pay the tax through a demand draft or your credit or debit card at authorised banks. To do so, follow the online process for BBMP property tax payment. But, instead of proceeding to pay online, you can download the BBMP property tax challan. Then you can use this challan and pay the tax offline.
You can do a BBMP self-assessment of property tax and file the same online or offline depending on your suitability.

After paying the Bangalore property tax online, you can check the BBMP property tax payment status online. To check the BBMP payment status:
To get your PID online, visit the official BBMP website for property tax and click on ‘GIS-Enabled Property Tax Information System’. Then you would have to register yourself with your mobile number and first name. After registration, the property mapped to your phone number would be displayed. If, however, no property is mapped to your mobile number, you can enter in your application number of the previous payment of tax. The details would give you the PID number.

Getting the tax application number is the same thing as the PID. You would, thus, have to follow the steps to generate the PID number online and the same number would serve as the tax application number.

There are different types of tax forms that are used when paying the BBMP property tax. These forms are as follows:

Form I | Used for properties having Property Identification Number |
Form II | Used for properties having a Khata number |
Form III | Used for properties that don’t have a Property Identification Number or a Khata number |
Form IV | Used when there are no changes in the details of the property like the occupancy, usage or the total built-up area |
Form V | Used if there is a change in the details of the property |
Form VI | Used for paying the service tax if the property is exempted from the incidence of property tax |
The due date for Bangalore property tax payment for a financial year is 30th April 30. All eligible property owners have to pay the property tax to the BBMP within this BBMP property tax last date. In the case of any default or late payment, a penalty of 2% per month would be charged on the outstanding tax liability.
You can also claim a rebate on the BBMP property tax liability. The BBMP property tax rebate allowed is 5% of the tax liability if you pay the property tax in one lump sum within the due date.
