Dharani portal is Telangana State (TS) Government’s land records management system. The residents can get several registrations and administrative services with regard to their plots, which will be maintained by the ‘Integrated Land Records Management System’ of the Telangana State Government. This portal helps individuals know the status of their plot documents. Let’s know its features, benefits and services in the following section.

In order to avail all the services of the Dharani portal, you must sign up first. This will create your user account on this platform. Follow the below steps to create a user account on Dharani:
Click on Dharani maintained by the Telangana State Government’s ‘Land Records Management System’ department.
Click on ‘Sign Up’ on the right upper corner.
Properly enter your name, contact number, and the CAPTCHA code.
Click on ‘Get OTP’. Once you receive the OTP, enter the OTP.
Click on ‘Validate and Register’. After this, a new window will open.
Add names of your mandal, village/city, district, state etc.
Upon completing these, follow the instruction and submit this duly filled-in form to create your user account.
After signing up, you also need to log in to your user account in the Dharani portal to get land records in Telangana online. Here is a step-by-step process to sign in to this web portal:
Step 1: Go to the Dharani portal and access its login page.
Step 2: Enter your registered mobile number, password, and your CAPTCHA code.
Step 3: Click on ‘Get OTP’ and enter the code in the given box.
After this, you will successfully log in to this virtual platform for obtaining TS land records.

You can search land details online from Dharani portal by following the steps mentioned below:
Step 1: Go to the Dharani portal’s home page.
Step 2: Click on ‘(IM1) Land Details Search’ available on the main menu.
Step 3: Select either the ‘Survey Number/Sub-division Number’ or ‘Pattadar Passbook Number’ as your preferred mode of searching.
Step 4: If you have selected ‘Survey Number/Subdivision Number’, you need to enter the district, mandal and village. Enter the CAPTCHA code and tap on ‘Fetch’.
Alternatively, you can provide your Pattadar Passbook number and CAPTCHA code. Then, click on ‘Fetch’.
After this, you will be able to see all the details of your concerned plot on the next screen.
Currently, Telangana Government has shifted the service of checking Pahani details from the virtual Dharani platform to the web platform of Chief Commissioner of Land Administration (CCLA). Here is how you can view the Pahani documents:
Step 1: Navigate to the CCLA portal and find the application form of ROR-1 and Pahani Details.
Step 2: Fill in this form with your residential details, Khata number and Survey number.
Step 3: Enter the CAPTCHA code.
Step 4: Click on ‘Get Details’.
After this, you will be able to get the Pahani certificate and see the revenue details of the property.
Apart from checking land details within Telangana state, the Dharani portal lets you check the application status of various land-related services such as land registration, succession, mutation, NALA, khata merging etc.
Here is how you can check the status of all these applications from this Dharani portal:
Step 1: Go to the Dharani portal home page. and click on ‘(IM5) eChallan/ Application Status’
Step 2: Tap on ‘Click Here to Continue’ on the next screen.
Step 3: Mention the application type for which you want the query result.
Step 4: Enter your transaction ID or application number.
Step 5: Provide the CAPTCHA code and tap on ‘Fetch Details’.
After this, the portal will show the application status in its next window.
Here is the step-by-step procedure to check the registered documents from Dharani Portal:
Step 1: Click on ‘(IM10) Registration Document Details’.
Step 2: Enter details including document number, year of registration, district and registrar/Tahsildar office.
Step 3: Provide the CAPTCHA code and click on ‘Fetch’.
Upon completing these steps, the registration certificate will appear on the next screen.
In order to apply for an Encumbrance Certificate (EC), you need to visit another Telangana State Government’s Portal, ‘MeeSeva’. Here is a stepwise guideline for this procedure:
Step 1: After visiting the Meeseva portal, you need to go to the ‘Other Links’ option available in the bottom left corner.
Step 2: Click on ‘Government Forms’ from the dropdown list.
Step 3: Choose ‘Encumbrance Certificate’ from the ‘Registration’ option.
Step 4: Fill in the application form properly and submit it to your nearest MeeSeva centre.
Step 5: Pay application fees and collect the acknowledgement slip for future reference.
After the concerned sub-registrar officer verifies your document and application form, you shall get an update about the same on your mobile number.

The service for downloading the transaction deed is available on the Telangana Government’s CCLA (Chief Commissioner of Land Administration) portal. Follow these steps mentioned below to get your TS land records online:
Step 1: Tap on ‘Know Your Land Status’ after visiting this CCLA portal.
Step 2: Navigate to ‘LAND TRANSACTION DEEDS’ and click on ‘Deed Details’.
Step 3: Select your registration details from the given dropdown list. Enter the CAPTCHA code.
Step 4: Click on ‘Search’
Upon completing these steps, you will be able to see the transaction deed of your land.
Here is a step-by-step guide on how to download the details of land distribution in Telangana:
Step 1: Open the CCLA portal.
Step 2: Find the option for downloading the land distribution report.
Step 3: Fill in the details and click on ‘Generate’.
After that, you can view your land distribution report. Print the land registration details of Telangana for future usage.
Follow the underlined steps to view if there are any pending dues to be cleared against a plot’s survey number:
Step 1: Visit the CCLA portal.
Step 2: Click on ‘Know Your Land Status’ from ‘Citizen Services’.
Step 3: Tap on ‘Loan Charges Pending’ available under the ‘RECORD OF RIGHTS’ option.
After this, you will get the link for checking the status of encumbrance details on the Dharani portal. As EC contains information regarding the financial obligations of land, you can know if there is any loan against the survey number of your concerned plot.
You need to visit the official website of the Commissioner And Director of Municipal Administration (CDMA) of the Telangana State Government to check the tax payment status of a property. Here is a stepwise guide to know Telangana land details:
Step 1: Go to the official CDMA portal.
Step 2: Under ‘Online Services’, click on the concerned ‘Property Tax’. You get two options: property tax for a house or vacant land.
Step 3: Tap on ‘Know Your Application Status.’
Step 4: Enter the application number in the next window.
After this, you can see the payment status of your property tax.
