Navi Mumbai is one of the biggest municipal corporations in Mumbai in terms of the properties covered. The jurisdiction of Navi Mumbai Municipal Corporation spans over 106.5 sq km. Like every other municipal corporation, Navi Mumbai Municipal Corporation (NMMC) also collects NMMC property tax from residents and industrial property owners annually.
Earlier this year, the state’s Urban Development minister rolled out a complete waiver of property tax for Navi Mumbai on all residential properties measuring less than 500 sq ft. So, if you have a residential property in Navi Mumbai that measures below 500 sq ft, you don’t have to pay any property tax per assessment for 2022.
However, if your property is larger than 500 sq ft, be mindful of paying your property tax on time. The NMMC has jurisdiction over nine zones, namely Airoli, Nerul, Belapur, Digha, Koparkhairane, Dahisar Mori, Turbhe, and Vashi, Ghansoli.
In a few simple steps, you can pay your property tax online from the official website of NMMC.
Log on to the official website of Navi Mumbai Municipal Corporation.
Scroll down and click on ‘Property’. You would be redirected to another page.
On the next page that opens, enter your property code and press ‘search’.
The same page will display your NMMC property tax bill clearly stating the amount payable and penalty, if any.
Verify all the details, and once satisfied, click on ‘Pay Online’. On the next page, you’ll find multiple payment options like net banking, debit card, etc. Choose the preferred mode of payment and complete your NMMC property tax bill payment online.
Once done, preserve the NMMC property tax online payment receipt generated after successfully making the payment.
NMMC understands some taxpayers might not be comfortable with online modes of NMMC property tax payment. Thus it has parallelly continued the in-person Navi Mumbai property tax payment.
Here’s how you can pay your NMMC property tax bill offline:
NMMC property tax is charged at a certain percentage of the rateable value of your property in a specific city. For residential properties, the percentage of property tax is 38.7%, while for industrial properties, it is 68.33% of the rateable value.
You can calculate the property’s rateable value by deducting a standard deduction of 10% from the annual expected rent of the property.
For example, the expected rent for your property is Rs 12,00,000 per annum.
The rateable value of your property will be Rs 12,00,000 x 90%, i.e., Rs 10,80,000.
Now if your property is residential, your property tax will amount to Rs 10,80,000 x 38.70%, i.e., Rs 4,17,960.
Alternatively, property tax can be calculated using the free tax calculator provided by NMMC.
Property tax bill online Navi Mumbai should be paid latest by 15 February. Thus for the financial year 2022-23, payment of NMMC property tax should be made by 15 February 2023.
As per the rules laid down by NMMC, a failure to pay your property tax within the stipulated time attracts a penalty in the form of delay payment charges (DPC).
NMMC has made it fairly simple for taxpayers; they don’t need to compute their tax liabilities and stand in queues to pay taxes. Your property tax bill is available online, and here’s how you can view it.

Look for the ‘search by name’ option on the official website of NMMC to initiate an NMMC property tax bill search by name.
The name of the owner of the property can be changed online by filling an NMMC property tax name change form, provided you have the following documents in your possession:
On 1 October 2021, NMMC floated a scheme allowing a 75% rebate to defaulters on their penalty amount. Under the amnesty scheme, if the defaulters pay their property tax bill in full plus 25% more, NMMC will provide them a 75% rebate on the penalty. Failing to do so will leave NMMC with no option but to seize and recover their property tax by auctioning the property.
NMMC is determined to help its taxpayers in every possible way. To ensure grievances of taxpayers are resolved timely, they have launched an online grievance redressal portal. This portal lets taxpayers register their NMMC property tax queries and get them resolved.
First-time users need to register themselves on this portal to submit their grievances. You can track the real-time progress of your submitted grievances and submit feedback on the response received.

I would like to know more about nmmc property tax payment. There are two ways online and offline, is online payment as safe as offline? i am a bit skeptical.
Does Navi mumbai property tax differ from flat to flat? I am planning to purchase a 500 sq ft apartment? How much do I have to pay in taxes?
As i am a mother and working as well it’s difficult for me to personally visit the department to pay the tax, the nmmc property tax online payment has made it much easier and it’s reliable
Lately, i’ve been able to stay updated and clear my dues and penalty by simply checking the property tax bill online before the deadline.
Though you can pay nmmc online, I think the current NMMc website needs to be a lot more user-friendly, especially for the aged.
