All property owners of Ghaziabad are liable to pay their property tax to the Nagar Nigam Ghaziabad (NNG) municipality. This tax, the primary revenue source for the NNG, is calculated on the annual rateable value. It is the state government’s responsibility to ensure the collection of this revenue and its subsequent allocation for welfare activities like maintenance of roads, schools, etc.

House tax in Ghaziabad is determined by the Uttar Pradesh Municipal Corporation Rules, 2000. To calculate the tax value, the Ghaziabad Nagar Nigam considers the following parameters –
Nagar Nigam Ghaziabad (NNG) has proposed a new property tax structure based on rental values and property location. Under this structure, various colonies have been grouped based on per sq ft of rental values on carpet area and classified into different sections, determining the tax to pay.
Here, residential areas will be classified into 3 groups —A, B, and C, based on their rental values (linked to the circle rates). Properties under category A will have the highest rent value, whereas properties under category C that are least developed will have the lowest rental values. Furthermore, the property’s location under each heading will have a proportional impact on the tax.

The property tax Ghaziabad can be paid online, quickly, and in a hassle-free manner! Follow a few steps mentioned below to pay your tax online.
Step 1: Log in to the Nagar Nigam Ghaziabad’s official website.
Step 2: Click on ‘Pay tax Online’.
Step 3: Now, fill in all required details like zone, house number, receipt number, and other relevant details. Enter the displayed ‘Captcha’ and click on ‘Search to Know Your House Detail’.
Step 6: Next, enter your mobile number and click on “Proceed To Pay.”
Step 7: You will be redirected to the payment gateway, where you must fill in your bank details. And that’s it! Your property tax has been paid online.
Note: Once the payment has been processed, a tax receipt will be generated, which can be printed for proof and submitted to the Corporation’s office.
Taxpayers can also pay their Ghaziabad Nagar Nigam house tax offline by visiting one of the tax collection centers listed above (in the Ghaziabad Municipal Corporation Zones). The payment shall be made at the tax counter, within the work timings, from 11 AM to 6 PM.
You can generate your property tax Ghaziabad receipt by visiting the Nagar Nigam official portal. Once you enter valid details and follow the procedure mentioned above for online payment, a receipt will be generated immediately that can be saved/printed for any requirements. This tax receipt will include details such as the payee’s name, application number, tax due, any advances paid, cess applicable, and total tax payable.
If you prefer the offline mode, you will have to visit the Nagar Nigam Office in Ghaziabad, where the office will issue a receipt for cash, credit card/debit card, or demand draft payments upon completion of formalities shall be granted.
Ghaziabad property tax calculation is quite simple, based on the annual rateable value. It is calculated using the formula below:
Property tax to be paid = Net unit area value of the property after reduction x 20%
Here, the net unit area value of the property after reduction = Gross unit area value – reduced amount
Reduced amount = Gross unit area value x percentage of reduction rate / 100, and
Gross unit area value = Tenanted area of property x per square ft. rate of property x ten months + vehicle parking area x rate of vehicle parking area per square ft. x ten months + self-occupied area x rate of property per square ft. x ten months

G = T + S + C
Where, G is the gross unit area value.
T is the tenanted area of property x per sq ft rate of property x 10 months.
S is the self-occupied area x rate of property per sq ft x 10 months and
C is vehicle parking area x rate of vehicle parking area per sq ft x 10 months.
K (Property Tax) = J x 20%
J = G –I
I = G x H/ 100
K denotes the property tax.
J denotes the Net Unit Area Value of Property after reduction.
I denote the reduction amount.
H denotes the percentage of reduction rate.
Property taxes in Ghaziabad are due on or before March 31st. The deadline for paying the outstanding tax may sometimes be extended by the civic body.
Ghaziabad has an estimated 5.5 lakh properties. To avoid hassle and confusion, Property ID, a unique 17-digit number, has been introduced by Ghaziabad Nagar Nigam. The Ghaziabad civic body currently assigns a PIN to each property, whether residential or commercial.
This PIN can be found on Nagar Nigam’s official website or on your property tax bill. The unique number denotes the location and other information about the property.
Certain documents, such as a copy of the most recent property tax receipt, an attested copy of the sale deed, and a copy of the No-Objection Certificate (NOC) from the associated housing society, are required for the name change process. These documents, along with an application form, must be submitted to the Nagar Nigam’s office. After the application is verified, the name change is approved, usually within 15-30 days.

You do not need to separately register your house to pay your Ghaziabad Nagar Nigam House Tax. Simply go to the Nagar Nigam Ghaziabad website and enter the PIN number from the property tax payment copy or the sales deed document registered with the Corporation.
If you do not have a PIN or cannot find your house in the online list, visit your nearest Nagar Nigam Center and request them to furnish the details of your home and add it to their listing on the pay property page.
